Frequently Asked Questions

Everything you need to know about silicone roof restoration

General Questions

What is silicone roof coating?

It is liquid roofing. Silicone coating is sprayed over the roof you already have and cures into one seamless rubber membrane — no joints, no laps, no fasteners. Because it goes on as a liquid it flows into every seam, screw head and penetration, which are the exact places flat roofs leak. Silicone in particular shrugs off UV, extreme heat and standing water, and holds up for 15-20+ years.

How is roof restoration different from roof replacement?

Replacement strips your roof back to the deck and builds a new one on top. It is expensive, it takes weeks, it sends tons of old roofing to landfill — and the new roof is assembled from the same hundreds of pieces, with the same seams, as the one that just failed. Restoration instead seals what you already have under one continuous membrane. Compared with a tear-off, restoration gives you:

  • About half the cost of replacement
  • Completed in days, not weeks
  • No disruption to your business operations
  • Environmentally friendly - no landfill waste
  • Usually deductible in year one as a maintenance expense (confirm with your CPA)

What types of roofs can be coated with silicone?

Silicone roof coatings can be applied to most flat and low-slope commercial roof types, including:

  • TPO (Thermoplastic Polyolefin)
  • EPDM (Rubber roofing)
  • Modified Bitumen
  • Built-Up Roofing (BUR)
  • Metal roofs
  • Single-ply membranes
  • Spray polyurethane foam (SPF)

Cost & Warranty

How much does silicone roof coating cost?

Silicone restoration runs about $3.50-$5.00 per square foot installed. Tear-off and replacement runs $8-$15. On a 20,000 sq ft roof that is roughly $70,000-$100,000 to restore against $160,000-$300,000 to replace. The gap widens after tax, because restoration is deductible in the year it is done while a replacement is depreciated over 39 years. Your price moves with roof condition, access, and how much prep or repair the deck needs first.

What warranty do you offer?

We offer three warranty options: 10-year, 15-year, and 20-year. The difference comes down to the thickness of the silicone coating we apply:

  • 10-Year Warranty: Standard coating thickness - ideal for budget-conscious projects
  • 15-Year Warranty: Enhanced coating thickness - great balance of protection and value
  • 20-Year Warranty: Maximum coating thickness - ultimate long-term protection

All warranties cover materials and workmanship, are backed by the manufacturer, and are fully transferable if you sell the property. We'll help you choose the right option based on your budget and how long you plan to own the building.

Is roof coating tax deductible?

Usually, yes. The IRS generally treats roof restoration as a maintenance expense rather than a capital improvement, so the cost can be deducted in the year the work is done under Section 179. A full replacement is capitalized and depreciated over 39 years instead. On a $100,000 project at a 35% rate, that timing difference is worth roughly $35,000 in year one. Confirm your own position with your CPA — treatment depends on the scope of the work and your circumstances, and we are roofers, not tax advisers.

Process & Timeline

How long does the coating process take?

Most commercial roof restorations take 3-7 days. A typical 20,000-30,000 sq ft roof is done in about 4-5. A tear-off and replacement of the same roof takes 2-4 weeks — and for most of those weeks, part of your building sits under open decking.

Will my business be disrupted during the process?

Almost never. Nothing is torn off, so there is no demolition noise over your tenants' heads, no debris in the parking lot, no dumpsters in your loading bays, and no point at which your building is open to the weather. Crews work above you and you keep trading. The exceptions are small — we may ask to shut a rooftop air intake for a few hours while spraying near it.

What is the satellite quote process?

You enter your address, we pull current aerial imagery, and we measure the roof from it — square footage, drainage, rooftop units, visible ponding. A written estimate comes back within 60 minutes. Nobody visits your property at this stage and you are committed to nothing. If the number works, we then schedule the on-site inspection that turns it into a firm quote.

Performance & Maintenance

How much can I save on energy costs?

A dark flat roof in a Texas August can sit at 160°F. Coated white, the same roof reflects up to 85% of the sunlight hitting it and runs as much as 50°F cooler, so your HVAC pulls far less heat out of the building. Most owners see summer cooling costs fall 20-35%. On a large Houston commercial building that is typically $10,000-$25,000 a year — every year, for the life of the coating.

Does silicone coating work with ponding water?

Yes, and it is the single biggest reason we specify it. Acrylic coatings are water-based: where water sits for days they soften and slowly re-emulsify. Silicone is not affected by it at all. If your roof has low spots still holding water 48 hours after rain, silicone is effectively the only fluid-applied option worth putting down.

What maintenance is required after coating?

Silicone roof coatings require minimal maintenance. We recommend:

  • Annual visual inspection
  • Clearing debris from drains and gutters
  • Removing any accumulated dirt or debris
  • Checking sealant around penetrations

We offer optional maintenance plans to keep your roof in optimal condition and maintain your warranty coverage.
